1. Know your personas
Katie Clancy, a realtor on Cape Cod says she figured out early on which people she most liked to work with. Her business changed for the better when she started targeting her marketing to the “power couple with 3 kids”.
“I excelled with these types of buyers. I knew the mother was the point of contact. She made the decisions in this household. I knew how to connect with her and sell to her. I stayed away from people who didn’t work as well for me.”
2. Be a storyteller
If you have a house that isn’t selling. Sell it with a story. Find out from the owners what is unique to this house, and spin a story around that.
3. Play nice in the sandbox
Play nice with everyone, even your competitors. You never know where people will end up, and at the end of the day, everyone can be a referral source for you.
4. Leverage social media. Hard.
Be consistent with your social media outlets. Engage, engage, engage with all potential buyers.
5. Use a gratitude campaign
“Up your community relationship game by dropping off pumpkins in October at local businesses.
They will love them and remember your name. Your clients should all be getting handwritten notes,” says Clancy.
6. Engage in civic marketing
Join local clubs and organizations that attract the demographic you’re wanting to target. This is a great way to start building the relationships you need to grow your business. You have to be genuine in your involvement, and the business will come.
