Samantha Knapp shares with ProspectingToday her top designer tricks for catching the buyer’s eye.
As a seller moves on, it’s important to remember that their old is someone else’s new. We’ve compiled a list of the top items and trends that make your old house feel like a new space for your buyer.
Blank Spaces
Buyers want a space to grow, not one that is already crammed tight. If the space looks like it’s maxed out, the buyer will feel that. Get rid of objects that are not serving a purpose in the home. Be careful of distracting your buyer with shrines of the grandkids or you cuckoo clock collection, keep their focus on the house. It’s time to edit. You want to present a clean, clutter free experience for those who tour your home.
Pillows, Pillows, Pillows
Need an inexpensive color pop? Add pillows to the furniture that reflect modern, up-to date color trends. Pillows are not a permanent fixture which means they can be brought from home to home for the next seller’s home you put on the market. It’s also a good way to update old furniture, making it appear more appealing in the room.
Window Treatments
Windows naturally draw the buyers eye. If the house has a great view, accentuate it. Natural bamboo shades are a beautiful and fairly inexpensive way to draw attention to a window.
Textures and Color
Wallpaper and a cheap paint job can add a color pop to any room. Find out what’s in, and style the house to match that. Using a color a popular color can also help buyers recognize trends they’ve already been seeing. It will make the home appear to be stylish and fresh.
Lighting
Changing out light fixtures is a great way to add an updated touch to any home. Try to create an ambience for the buyer by using all the same light bulbs (LED vs. incandescent). Ensure that the lighting in the house flows with the house and fixtures are up to date.
Remember that statistics tell a story. If studies show that people are more drawn to certain colors, listen. Learning what is trendy and making the home feel up to date is a sure way to get it off the market.
