Mabery suggests every agent begins by sitting down and assessing their numbers. Where do you stand? She understands what it is like to be in a position where work is overwhelming, yet hiring an assistant seems out of reach. Instead, buckle down and make a goal to close less transactions, at a higher selling point. Currently selling 60 homes per year as a single agent was difficult, the following year, she made $40,000 more with 20 less transactions. Increasing her average sales price was the key. Start by making a list of all previous transactions, beginning with the highest sell point and continually reach out to those higher priced transactions for referrals.
Build Your Community
Now, Mabery’s business plan is to “become what they can’t google”. As a single agent, instead of taking on the daunting task of competing with top name agencies, make yourself a valuable resource in the community. Mabery has the process of converting out of town buyers to locals. She sends the buyer to a local restaurant and grocery store. At the restaurant, they let the owner know “Holly sent them” and they get the royal treatment. Before the clients are flying back home, they’re already locals and a part of the community.

Take Care of Yourself
Take the time to organize your calendar. Prioritize your day. Take time to recharge. Whether that be waking up early or doing something you enjoy by staying up late. Take a day off each week and know when you are recharged, you are a better agent. Tackle your least favorite task first thing in the morning.
Multi-Task
Mabery shot a marketing video at a recent septic inspection she had. She learned some interesting things from the septic inspector and thought that her clients may be interested. Making good use of her time, she turned being forced to be there into a marketing opportunity. She suggests every agent invest in a selfie stick and shoot videos for social media and email content when you have down time. Do you have a few minutes in your car?
