Work with HOAs or other community leaders to get email addresses for homeowners in communities. You should send out just listed/ just sold market updates.
“I see a 75% open rate with these, because I’m adding value to what the owners are interested in, and it doesn’t cost me anything to send it,” said Jimmy Burgess, agent.
Do not spam anyone, but understand people do want to know what is going on in their neighborhood.
Use Social Media
“We look for people on social media who are helping their neighbors, and then, we send them a $10 gift card to and simple say thank you for being a good neighbor,” said Tanin Teston, eXp Realty.
She spends $100 a month sending out 10 gift cards. Teston says her small gesture is growing her business by helping people feel good. They remember her.
“I sent one guy during the election a gift card saying I just want you to have one thing in your mail to brighten your day. He sent out this huge social media post talking about what a class act we are. We ended up helping him buy a house.”

“There are tons of ideas, just not enough execution. You should always be thinking about bringing your community together,” adds Burgess.

· Get involved in different community activities
· Have HOAs send out a survey asking residents what they want to do, then host the event.
“We hosted a cornhole event and beer festival for our community after a survey told us that is what neighbors wanted. The whole town loved it,” said Teston.
